Welcome to Paimara

2 DWELLINGS - SUIT EXTENDED FAMILY LIVING

If you are looking for a unique lifestyle property with extensive water views, large trees, established grounds, complete privacy and plenty of room for extended family, then you will love Paimara.

We have lived here for coming up 30 years but our family has grown and a change of circumstances means it’s time to part with our beloved patch of paradise. This is only the second time the property has been on the market in 54 years.

In summary:

• Two separate dwellings: Main house plus fully self-contained 1-bedroom cottage with its own land and entrance

• Established grounds: Around 1 acre of mature gardens surrounding the main house, plus historic paddock with ancient pōhutukawa trees

• Uninterrupted views: Sweeping sea, city and rural views from every room

• Total privacy: The main house is situated in the centre of the land so the paddocks wrap around the house on all 4 sides, providing privacy from neighbours. Large trees and a long driveway add to the seclusion

In detail:

THE MAIN HOUSE

• Purpose-built in 1974 by the previous owners as their retirement home (who were the original farmers), the house is solidly made from brick construction and sits on a slightly elevated site to take advantage of the views

• Generous in size and features 3 double bedrooms; 2 studies; 2 bathrooms; a very practical large entrance and laundry area; a combined, open plan dining and living area, as well as the main living room; a large, functional kitchen with a big pantry; a large, fully-enclosed conservatory/patio area

• 2-car garage with internal access; large, solid wooden work bench; 4-year-old new automatic garage doors

• Built-in, solid wood cabinetry throughout the house demonstrating a high level of craftsmanship from the period

• Large deck with new joinery was added about 3 years ago to facilitate indoor/outdoor flow

• The original 10 metre inground concrete pool has been well maintained over the years and is surrounded by a large outdoor space including a built in BBQ area and outdoor stone fireplace; fully fenced and Council compliant

• The house is light and airy every month of the year due to the positioning of extensive windows and sliding doors

• You get total water views from 2 bedrooms; the main lounge; the second lounge and dining room; the kitchen; the main office; and the patio area

• Powerful Mitsubishi Electric heat pump in dining room which heats up the whole kitchen, lounge and dining areas in a matter of minutes

• Water supply via roof tank and bore

THE STABLES

• ‘The Stables’ is a converted solid concrete block, 4-bay stable which is now a very cute 1-bedroom cottage (consented)

• Perfect private space for friends or family to stay; Airbnb or rental

• Has a large, open-plan, modern kitchen; living area; combined bathroom and laundry; and double bedroom

• The Stables is private and about 50 metres from the main house; surrounded by mature hedging and trees; has own entrance, gates, parking area and garden

• Has its own water tank; filter system and electricity meter

THE LAND

• Land is divided in to 6 main, fully-fenced paddocks with water troughs; comprises 3 very large paddocks; 1 small paddock in front of house (great for pet sheep or calf club animals); the ‘Pohutukawa’ paddock (our favourite); utility paddock (read our junk paddock!)

• Paddocks are all flat/gently rolling and suitable for grazing livestock or cutting hay

• The trees and bush are home to a wide array of birdlife including fantail, tui, kingfisher, ruru and blue heron

• The utility paddock has an old, run-down, open-sided large hay barn; 2 concrete storage units; and a 20ft storage container. There is an additional 20ft container in another paddock (these all form part of the chattels that come with the property)

• We haven’t used as grazing for many years so some of the fences and troughs need attention

• The gradient of the land is perfect for run off so it has never flooded in all the years we have been here

• The Pohutukawa paddock is incredibly special, featuring a grove of ancient Pohutukawa trees

• Paimara is steeped in local history with the original house being gifted to the local church (still there to this day)

THE AREA

Waiau Pa is a small, coastal rural town in South Auckland, situated on the Hingaia Peninsula near the Manukau Harbour. It features a close-knit community with an excellent local kindergarten and primary school about 5 minutes up the road. Waiau Pa is close to Clarks Beach if you’re in to boating and fishing. We are lucky to have a Four Square, Hammer Hardware, café and petrol station. Distance from the Papakura motorway turnoff is about 20 minutes and the same to Pukekohe.
